Start with the actual property
Tell Liberty Mortgage Corporation whether the property is a single-family rental, a residential two-to-four-unit property, or a larger apartment or mixed-use building. Commercial and larger multifamily scenarios can require a different financing path.
The review may include a lease or rent estimate, property taxes and insurance, association dues where applicable, ownership information and available funds or equity. Short-term rentals and multiple-property scenarios need specific review.
Ask about the restrictions that matter
For a purchase or refinance, discuss the lender's income calculation, title and cash-out seasoning, mortgage history, deposit documentation, reserves, prepayment terms and ownership requirements. A past exception or another lender's guideline does not establish current eligibility.
Low coverage, a recent purchase or a larger cash-out request should be described upfront so the actual scenario can be evaluated. Credit, equity, property cash flow and documentation need to be evaluated together under the selected program.
Is DSCR financing the same as a primary-home loan?
No. Intended property use and business-purpose requirements must be reviewed accurately.
